Tampa Residential Remodel Permit Requirements

Last verified 2026-05-05. Sources linked at the bottom of this page.

When you DO NOT need a permit

  • A residential remodel permit is required for any construction or renovation to an existing structure other than a repair or addition (per the Residential Remodeling page, repairs and additions are handled under separate permit categories rather than under the remodel permit).
  • Additions are handled under a separate Additions permit category, not the Remodeling category.
  • Condominiums, despite being residential occupancy, do NOT use a residential permit. A commercial permit is required.
  • The fetched pages do not enumerate specific work types that are exempt from permitting (for example, painting, floor coverings, cabinet refacing). Tampa directs questions on permit type to CSDHelp@tampagov.net or (813) 274-3100, option 1.

Required permits and forms

  • Building permit application
Required for any construction or renovation to an existing structure other than a repair or addition. Applies to Single Family Residences (SFR) and duplexes. Condominiums require a commercial permit.
  • Plan review submittal
Remodeling permits go through a Plan Review stage. Submit via Accela Citizen Access (online permitting) or Electronic Plan Review.
  • Application meeting minimum filing requirements
City directs applicants to the Application Guide for minimum permit application filing requirements. The Sufficiency Checklist is referenced for application completeness.
  • Inspections
Inspections are part of the remodeling permit process. Virtual Inspections are available.
  • Ready for Completion (RFC)
Final close-out step in the residential remodel permit lifecycle.

Disclaimer: this tool reproduces publicly published permit requirements for informational purposes only. It does not constitute legal advice. Always confirm requirements with your local building department before starting work. Requirements can change without notice between our scrapes.
Scrape notes: Well-sourced: scope of residential remodel definition, condo carve-out to commercial permits, applicability to SFR and duplexes, contact info, office hours, and the high-level process stages (Application, Plan Review, Inspections, RFC). Weakly sourced or missing: the fetched pages are landing pages that link out to a Current Fee Schedule, Fee Estimator, and Application Guide rather than reproducing fee amounts, formulas, or turnaround times inline, so base_fee, review_fee, typical_days_min, and typical_days_max are null. Contractor licensing requirements are not stated on these pages (Florida state contractor licensing via DBPR is referenced generically on the Licenses and Permits page but not tied specifically to remodel permit pull eligibility). The exception_list is thinner than ideal because the city does not publish a 'no permit required' list on the fetched pages. The online_application_url points to Accela Citizen Access, which is the City's referenced online permitting system, but the exact URL was inferred from the 'Accela Citizens Access' Quick Link label and standard Accela tenant URL pattern for Tampa rather than copied verbatim from the page text. Recommend a follow-up fetch of the Current Fee Schedule, Application Guide, and the Remodeling Plan Review subpage to fill in fees, timeline, and a fuller exemption list.
